Within the Green Belt setting, the proposal is for a sensitive conversion of the existing barns (following NPPF 2018 Paragraph 146d) and the replacement of the standalone double garage with a new dwelling house (following NPPF 2018 paragraph 145d).


The existing double garage lacks architectural merit and its proportions and footprint detracts from typical farm arrangement. The new building relates to the existing, it’s conceived as a ‘mini’ barn and its location on the site enhances the rural setting.
